Disclaimers.

The standing disclaimers that apply to appraisals, valuations, financial analysis, market data, buyer briefs, AI-assisted content and automated messages.

Version 18 October 2026

Appraisals, valuations and estimates

Prices, multiples, maintainable earnings, growth rates and scenario outcomes shown on this platform are opinions and projections based on the information provided and the data available at the date shown. An appraisal or indicative assessment is not a formal valuation and is not a guarantee of a sale price. A formal valuation is issued only as a signed report, under its own engagement terms, and speaks as at its valuation date.

Financial analysis

Normalised earnings, margin analysis and any quality-of-earnings work are prepared from the records the vendor and their accountant supply or from a read-only accounting connection. They are not an audit or a review under the Australian auditing standards and give no assurance that the underlying records are complete or correct. Buyers must make their own enquiries and obtain their own advice.

Market data and market signals

Market statistics, indices and forward views are drawn from published sources (including the Reserve Bank of Australia, the Australian Bureau of Statistics, ASIC, Cotality, NAB and Westpac-Melbourne Institute), each named and dated where it is used, and from LINK's own transaction records. The market conditions index and its forward paths are LINK's own method applied to that data. They are indicative, change as new data is published, and are not a prediction of any particular sale. The listings market is read from publicly advertised listings only, honouring each site's robots.txt.

Buyer briefs

A buyer brief is compiled from what the buyer stated and from publicly available sources, with those sources shown. It says what was found and how sure we are. It is not a credit check, an identity verification or a legal opinion, may be incomplete or out of date, and is for the broker's and vendor's use in deciding what to release.

AI-assisted content

Some documents, summaries, research and messages are drafted with AI assistance and reviewed by a broker before they are sent. They may contain errors. Where a figure matters, check it against the source document.

Legal and financial matters

Nothing on this platform is legal, financial, tax or investment advice. Agreements, offers and heads of agreement are prepared from the information provided and must be checked by each party's legal representative. Milestone reminders are a courtesy and do not alter the dates in a contract or any party's obligations.

Automated messages

Some emails, SMS and voice notes are sent automatically in the name of the broker responsible for you, at times set by the office. They are logged and can be stopped by replying, by the unsubscribe link, or by contacting the office.

Licensing

LINK Business brokers are licensed or registered as business or estate agents under the legislation of the State or Territory of their office: Estate Agents Act 1980 (Vic), Property and Stock Agents Act 2002 (NSW), Property Occupations Act 2014 (Qld), Land and Business (Sale and Conveyancing) Act 1994 (SA), Property Agents and Land Transactions Act 2016 (Tas), Real Estate and Business Agents Act 1978 (WA), Agents Act 2003 (ACT), Agents Licensing Act 1979 (NT).
